If your a renter who lost your deposit to your last apartment community, you probably are extremely hesitant to fork over another deposit when you decide to rent your next apartment community. The issue of the deposit and the return of those monies, is usually one of the most discussed and disputed items between renters and landlords.
Before you rent your next apartment home, there are a few items you should be aware of before you lease your next apartment home. Once you understand how the security deposit should be used, you will feel more comfortable about the renting experience.
What is the Security Deposit Used For
The security deposit is usually used for any damaged that the renters has caused to the apartment home. This is not to be used for items that have undergone normal wear and tear. Normal wear and tear is usually defined as deterioration of conditions in the apartment that occur normally.
For example, tile or carpet that have been worn down due to normal, or fading paint would be examples of the latter process. A broken window, stains on the carpet, or holes left if the walls by your pictures would qualify as damages. Your security deposit
Protect Yourself
When you move in your apartment home, your landlord or leasing agent should provide you with an inventory report. You will go through your apartment home and assess any damages. Are there any holes in the walls? Is your carpeting stained? After you fill out the form make a copy and return the original to the manager or landlord. Keep your copy in a safe place. You may need this later on.
Many renters today also take pictures of the interiors upon move in, or even video the interior of their new temporary home.
Schedule a Walk-Through
Before you move out of your apartment try and schedule a walk-through with individual who will be in charge of assessing any damages that you will be responsible for. They should give you an idea of what items you will need to repair if any. Some renters will hire a professional cleaning service to give their apartment home a through cleaning.
After you move out you should receive your deposit back in a certain time frame as required by law in your state.
