End Your Lease and Get Your Apartment Deposit Back

When your lease is coming closer to an end, there is a right way and a wrong way to end the lease. Typically if you don’t move out, your lease will revert to one that is on a month to month basis. Unless the renter or landlord  give notice, this is the normal transition today.  If you want to terminate your lease and keep most if not all of your deposit, you will want to make it very easy for the landlord.

Give Notice In Writing

Look at your lease. Although you may know your planning on moving out at the end of the month, your landlord probably doesn’t.  Make sure you check your lease out and see how many days notice you must leave. Some renters don’t realize that if they have a sixty day notice, that means they won’t be able to move out, unless they want to pay double rent.

After you figure out how many days notice you need to provide, prepare a letter in writing and make sure it ends up in the hands of the landlord. If you fail to do this, you might be paying more rent.

Clean Up Your Apartment Home

If you want to get your security deposit back in full, the best rule of thumb you can follow is to make sure the apartment home looks like it did when you moved in.  If the landlord does not have to clean your apartment at all, then you probably will have no problem receiving your security deposit, However, if you left trash on the ground and the carpeting was stained, expect deductions.

Some apartments will allow you to paint the walls a certain color upon move in. If you did this, remember to paint it back to the original color. Many renters do forget this and are charged accordingly.  Some renters will hire a professional cleaning company to give their apartment home a thorough cleaning. Its not too expensive and can save money in the long haul.

Have Your Landlord Do a Walk-Through

We also recommend taping the walk through with a video camera. Just in case your landlord tries to claim there is more damage. This is great protection for you.
