Most good property management agents make tenants pay rent by direct debit, and will schedule the payment date for a few days before it is due, providing them with an advance warning of dishonours and time to fix them.

 They have maintenance contacts: As it is a landlords’ duty to ensure that a property is maintained to a certain standard, a good property manager must have a tried and trusted team of licensed maintenance people to call in if things go wrong.

 They should also conduct regular reviews on the property to keep major  repairs at bay and to save money for the home owner.
