Landlords, owners or investors of rental real estate properties generally have lack of time for the obvious everyday duties that appear with the rental business. They fail to manage their properties in proper and most lucrative way. Hence, owners of residential buildings, apartment complexes and other rental real estate properties delegate these responsibilities and daily duties to a property management company.  

Real estate or rental management companies do various tasks in order to provide uttermost management of properties of their clients. The first and main job associated is the advertisement of the property so that they can find prospective tenants or renters. They advertise via different media such as newspapers and online directories. In fact, they do everything needed for local advertising. If any interested persons respond to the advertisement, they provide details to them such as the amount of rent, terms & conditions, date of availability, etc.  

The next job is showing the property to tenants. On-site property mangers take the prospective tenant to the tour of the rental property. They also answer questions asking by tenant. They also do screening of tenants so that they can find out right tenant. While they show properties to prospective renters they provide them all details in oral.  

The nest responsibility comes is making agreement between owners and tenants. They perform all legal requirements and paper works for leasing the rental properties. It is not only necessary for landlords and tenants but also for property management companies. After finishing paper workers and making agreement, they collect deposit money. Generally, the first month’s rent is collected.  

The role and responsibility of management companies do not end now. There are many works what they have to do. They have to do rent collection each month. They have to report owners. In fact, they work are mediator between owners and tenants. They also have to repair and necessary works time to time, if required. They keep maintained the rental facilities. They also have to sort out problems of tenants time to time. They managed complaints of tenants. A good property management company often sends its representative to visit tenants to ask them if they have any problem. There are many other jobs and responsibilities what professional real estate management firms have to do.
