today's homeowner who's looking to make a profit on a sale. That is that they
can no longer rely on general inflation to increase the value of a home for
profits. So the general rule today is that you must invest some time and
resources into a property if you plan on seeing an increase in the selling
price.
Talk to any seasoned real
estate agent or home appraiser and they'll tell you that the one room in a home
that matters most at the time of sale is the kitchen. Potential buyers who can
be forgiving when it comes to other areas of a home tend to be far pickier when
it comes to a kitchen that's lacking, particularly when it comes to female home
shoppers.
Here's something else to
consider, just like so many other things in our lives, trends in kitchen design
tend to change. Just like clothing, shoes, cars, hairstyles, etc., what's hot
in today's kitchens, in about a decade or so will begin to look dated. So what
this means is if your home is over a couple of decades is old chances are real
good that your kitchen can use an upgrade.
Now, of course, a complete
remodel job is the ideal scenario but all too often its finances that dictate
how much work is going to be done on a home. Particularly the kitchen which
tends to be the most expensive room to do remodelling work in.
So then what's the
alternative if you don't have enough money to completely redo your kitchen? The
alternative is clever decorating tricks.
For instance one trick for
breathing new life into the cabinets is to change out the knobs and door
handles. It's sure as heck of a lot cheaper than completely replacing cabinets,
and you'll probably be surprised when you see just how many choices you have
today. Choices in newer up-to-date handles and knobs that can lend a modern new
look dated cabinets.
New paint in the kitchen can
also have a dramatic effect, because styles in paint also tend to change. Do be
aware though that painting in this one room in particular can be a meticulous
prospect because of all the cabinets, appliances etc. that you'll have to work
around. So make a point of using enough tarp to cover your floor completely,
and then mask off anything else that you don't want drips and splatters to get
on.
A change in lighting
fixtures is another low-budget kitchen dress-up trick you can employ. Now of
course the main lighting fixture or fixtures in the ceiling of the kitchen will
always be the main point of focus but there's other places as well where you
can use lighting to impart a new look on your kitchen.
For instance string lights
that go under wall cabinets are relatively inexpensive now, and easy to run
too. Or another easy lighting project is small compact fluorescent light
fixtures installed under cabinets and that plug directly into a 120v wall
socket. In the end though, if you do have the money to invest, you sure can't
beat a complete remodel job when it comes to giving your kitchen a completely
new up-to-date look.
