Landlord Emergency Cover, So what is covered?

George Hodgson takes a look at the subject of landlord emergency cover. a type of insurance policy that provides ready access to tradespersons in the event of an emergency.

Emergency landlord cover is a type of insurance that responds directly to emergencies and is typically in addition to a regularly landlords insurance policy. The cover usually gives access to approved trades people on a 24 hours a day, 365 days a year basis and means that if a landlord needs workers immediately, call out fees, labour and materials will be covered.

But what situations is emergency landlord cover applicable to?

Electrics

In the event of a property losing its electricity supply and a result of system failure cover will normally be provided to call out an electrician to fix the fault and restore the power.

Plumbing

Plumbing emergencies can be expensive and as such having cover to deal with these emergencies can be worthwhile. Typically cover will be provided for any event which could result in serious internal damage as a result of leakage or flooding.

Locks & Windows

Emergency landlord cover will normally allow a landlord to claim if door locks and windows become damaged or fail to the point where the tenants become unsafe within the property.

Heating

Similarly to the plumbing allowance, if the heating system fails within a property then it is unreasonable for tenants to remain. Subsequently sudden failure of the heating is normally included within the cover.

Water

Tenants have the right of access to water and as such if access to the mains water supply is jeopardised then cover is usually provided to fix the issue in an emergency or at least to make any leaks safe.

Gas

If access to the gas supply is damaged and/or leaking then this should be considered an emergency. Such a situation would normally require cover for the call out of a professional technician to either fix the problem or ensure that the property is safe for habitation.

The situations above give an indication as to what types of occurrences are applicable within a emergency landlord cover policy. Ultimately any occurrence which results in the sudden and unexpected failure of a key service such as gas, electric and water and any situation that arises to the property being uninhabitable or unsafe are likely to be covered. It is however, always worth checking your specific policy for details.
