How to price a property for the best sale

The first thing to do is select three local estate agents that are available in the area, and request a valuation from each one. These should all be members of the National Association of Estate Agents and, ideally, they will come recommended.

When meeting them for the first time, it is imperative that any advice is made note of, and listened to carefully. This is for a number of reasons.

Firstly, it is the best indicator as to how good they really are for you. Secondly, they may well come up with a gem of a piece of advice not otherwise thought of. Thirdly, and most importantly, it is their valuation which will be compared to those of the others being met with.

It is only natural that you may well be tempted to go for the agent offering the highest selling price or, the lowest commission. This is not necessarily the right thing to do though, so researching each agent through reading estate agent reviews, increasingly popular and available online these days, is a top idea.

Having decided what an accurate valuation is, the price it will be marketed at needs to be decided. This can vary a little from the valuation, depending on local market conditions which the best estate agents will be able to advise on.
