However, the simple truth is that simply applying common sense will ultimately win out. For example, choosing the best estate agents available will always be beneficial. Proven sales, a good local standing and qualified experience will count far greater than any number of freshly brewed coffees will.
There are certain ideals which are good to pay attention to though, such as presenting a home well and ridding it of nasty smells. These will not secure a deal, but they will certainly make the whole experience more enjoyable for the viewer.
In much the same way, being happy and confident when showing people round a house will come across well. A word of warning here though, happy and confident should not be mistaken for over-zealous and desperate.
With property chains being fragile, presenting a very strong position as a seller makes perfect sense too. For example, having a property to move into is perfect. This will ideally mean having secured a new property already, but, if it means moving in with friends or into rented accommodation, this is great if at all possible.
